UPGRADING small details in your home can add a touch of sophistication without breaking the bank, according to a real estate professional.

He shared several cost-effective tips for revamping a tired-looking home on a tight budget.

Jim Gray has completed dozens of remodeling and renovation projects as a real estate professional and performance coach at Agent Advice.

Speaking to The U.S. Sun, he said it’s possible to “elevate” the appearance of your home“without spending a fortune.”

He shared the expert tricks he has learned from his hands-on experience with home decor and design.

SMALL SWAPS

Gray said it’s important not to overlook even the “smallest details” when rejuvenating a home.

He shared one of the easiest things to upgrade in areas such as the kitchen. 

“Swapping out those basic cabinet pulls and doorknobs for sleeker options in brushed nickel, matte black, or brass finishes,” he said.

“It instantly adds a touch of modern sophistication. 

“And if you’re really pinching pennies, you can transform your existing hardware with a simple can of spray paint.”

FAKE IT

Gray said items that draw attention such as a bookcase or artwork are worth investing in.

“Another pro trick I love is using bookcases and standalone cabinets to fake the look of pricey built-in shelving,” he said.

“Arrange them strategically around spaces like the fireplace or entryway, and boom – you’ve got that custom look without the custom costs.”

He said art is often overlooked despite being a “smart splurge” that instantly enhances the feel of a room.

“Instead of a busy gallery wall, think big and bold with one statement piece that commands attention,” he said.

Ditch the harsh overheads and layer in warmth with lamps, sconces, and candles in gorgeous holders scattered throughout.

“I’m talking massive abstract canvas or a cool vintage print scored from a thrift store or online. 

“It adds instant drama and personality.”

LAVISH LIGHTING

Gray said lighting can create a luxury ambiance and thrift stores have budget-friendly options. 

“Ditch the harsh overheads and layer in warmth with lamps, sconces, and candles in gorgeous holders scattered throughout,” he said.

“As someone with extensive hands-on lighting experience during renovations, I can’t preach enough about this game-changing trick.

“Secondhand shops are treasure troves for cool lamps, vases, and frames that just need a simple DIY refresh to look straight out of a catalog.”

FINISHING TOUCHES

Gray said pre-loved items such as vases and furniture can be revived with reupholstery or paint.

“Don’t overlook the potential in pieces that have seen better days,” he said.

“Maybe that old dresser just needs a new lease on life with some paint and updated pulls. 

“Looking at each item with fresh eyes can uncover some serious design gold.”

He suggested repurposing jars and embracing “earthy elements” by incorporating low-maintenance greens in rustic planters. 

“To really drive home that high-end feel, play with textures and textiles,” he said.

“Plush velvet pillows, a chunky knit throw, maybe a nubbly boucle chair.

“It’s all about that lavish, tactile experience. 

“Top it off with a wool area rug, and you’ll have an insanely cozy yet sophisticated vibe going on.”
